Guide to help create your English advert.

We recommend that you follow this guide to easily create your advert in English. If you want to have an advert in French, we are currently not providing this service but aim to provide automated translation in the near future.

We suggest you check out our Help menu to get ideas on the information and photos you can provide. Please read the Terms and Conditions of Service which state that you must be the owner, or have the permission of the owner of the property to publish it on our website.

Guidance Steps

To start creating your English advert, make sure you are logged in by selecting the head and shoulders icon on the menu. Click or tap on the “Create My Advert” button below. A new page will open in your browser so you can easily return to this guide and follow the steps detailed below.

If you have already started to create your advert, click/tap here to open the French Property Marketplace in another tab in your browser, log in if you are not already, then click/tap on the head and shoulders icon and select “My advert(s)” then click/tap on your advert. You will still have this guide page available in your internet browser on the previous tab.

STEP 1 – DESCRIPTION

COMPLETE THE ADVERT TITLE AND CONTENT BOXES> Scroll down to see the TYPE, STATUS and HOLIDAY LET boxes

COMPLETE THE TYPE, STATUS AND HOLIDAY LET BOXES > Select as appropriate for the nature of the property being advertised. Then scroll down to the PRICE SECTION below and fill in the Price details. Step 1A is for rentals, Step 1B is for sales.

STEP 1A – RENTAL PROPERTY PRICE

RENTAL PRICING > Type the current rental amount into the Sale Price/Rent box. Type the rental period e.g. weekly or monthly (and season for holiday lets) into the Current Rental Price Information box. For a holiday let, use the Alternative Rental Price box and Alternative Rental Price Information for an alternative holiday season. See below for information about pricing for a property for sale, otherwise, to move to the next step, click on the NEXT arrow at the bottom right of the screen.

STEP 1B – SALE PROPERTY PRICE

IGNORE THE INFORMATION IN THE RENTAL BOXES, THEY DO NOT APPLY> Type in the Sale price in the box Sale / Rental Price. If you want to show more information or state that the Price is on application, then tick the Add Sale Price Information box. The Sale Price Information space will appear – see image below.

TYPE IN THE SALE PRICE INFORMATION> Type in the Sale Price Information e.g. Fees included or Price on application (leave the price box blank). To move to the next step, click on the NEXT arrow at the bottom right of the screen.

STEP 2 – DETAILS

ENERGY RATING It is a legal requirement to have the property's energy rating calculated by an expert. For more information see Energy Class section below.

STEP 3 – PHOTOS AND VIDEO

CHOOSE YOUR FEATURE PHOTO / COVER IMAGE After uploading your photos, you can sort them in the order of your choice by dragging and dropping them. Make sure you click on the Star in the photo you want to be your feature image on our web site.

INCLUDE YOUR VIDEO LINK
In the box labelled Video Link (URL) - underneath the photos - paste in the link to your video site.

STEP 4 – ENERGY CLASS

WHERE IS MY ENERGY CLASS INFORMATION? IF YOU DO NOT ENTER THIS INFORMATION YOUR ADVERT MAY BE REJECTED. THIS INFORMATION IS LEGALLY REQUIRED TO MARKET A HOUSE FOR SALE OR FOR RENT. You obtain the information about your energy consumption and environmental rating from a report prepared following a visit by a Diagnostics expert. The report is called DPE which stands for Diagnostic Performance Enérgetique. Your Notaire's office will provide you with the details of who to contact if you need to have this done. Remember we can help you out by doing this for you via our partner Translation Support Services if your French language skills are limited. The Energy Class is the "Consommations énergétiques". The Global energy performance index is "Consommation réelle". The Renewable energy performance index is "Emissions de gaz à effet de serre". The Energy performance of the building is "Estimation des émissions"

STEP 5 – PROPERTY FEATURES

TICK THE APPROPRIATE PROPERTY FEATURES These are the property features you want to highlight and include in the sale price.

STEP 6 – LOCATION

ABOUT YOUR LOCATION Only show the information about your location which you feel is necessary to your potential buyers.

STEP 7 – FLOOR PLANS

ABOUT YOUR FLOOR PLANS We suggest you give your floorplan a title e.g. Ground floor and provide the information about the price per square metre and the total square metres of the floor. Upload your existing floorplan. Your floorplan needs to be a .jpg or .png image, not a PDF. To add another floorplan e.g. for the First floor, click on “Add New”. If you do not have any floor plans, just click the NEXT button.

STEP 8 – 360° VIRTUAL TOUR

VIRTUAL TOUR If you have had a professional virtual tour created for you, enter the iframe/embedded code the creator has given to you.

ACCEPT GDPR (General Data Protection Regulations) AND SUBMIT your page. You will see your advert has been added to your English Dashboard and it is showing as pending until it has been approved by our team. You will receive an email when the advert has been approved.

I CLICKED ON SAVE DRAFT If you clicked on Save Draft and then left the advert creator before completing all the steps, to go back to it, log in to frenchpropertymarketplace.com by selecting the head and shoulders on the main menu. Click on the head and shoulders again and select "My advert(s)" then click or tap on the "Actions" button and select "Edit".

WHAT HAPPENS NEXT?

The email(s) you receive to confirm the creation of your advert(s) will contain the respective web link to your advert. Please keep them safe so you can communicate them to your potential purchasers. You can log in to your account and go to your client space by clicking on the head and shoulders in the menu and see that your advert has changed from Pending to Approved.

MY PROFILE

MY PROFILE To access and update your personal information, log in to frenchpropertymarketplace.com and you will see “My Profile” (image below), in your client menu. Click on it and fill in the appropriate boxes here to help us to get to know you. You can change your password in here too. None of this information is shared with anyone outside the French Property Marketplace Team.
